After a summer of unusually dry weather, high temperatures and more recent heavy rainfall, September is a good time to take care of plumbing and hot-water problems before autumn really gets underway.

Here are some of the plumbing problems worth looking out for as we move into autumn.

Don’t Ignore Small Water Leaks

Despite the recent rain, regional water resources remain under pressure following the prolonged dry weather.

A small plumbing fault can waste a surprising amount of treated mains water if it’s allowed to continue day after day.

Common problems include:

  • Dripping taps

  • Toilets that continually refill

  • Leaking isolation valves

  • Overflowing cisterns

  • Leaking outside taps

  • Appliance hoses and connections

  • Visible pipework leaks

Apart from wasting water, a minor leak can eventually cause damage to cupboards, flooring, ceilings and surrounding fittings.

Getting it repaired early can therefore prevent a relatively inexpensive plumbing job becoming a much larger problem.

Heavy Rain Can Expose Waste and Drainage Problems

We’ve also seen the opposite problem recently, with periods of heavy rainfall following prolonged dry conditions.

Sudden downpours can expose drainage and waste problems that may previously have gone unnoticed.

You might notice a sink draining more slowly than usual, an outside gully struggling to clear, unpleasant smells from a waste system or water backing up during heavy rainfall.

For businesses such as cafés, restaurants, offices, shops and care settings, a blocked sink or overflowing waste can quickly interfere with normal operations.

If something isn’t draining as it normally does, it’s usually better to investigate it before it becomes completely blocked.

Is Your Hot-Water Cylinder Ready for Autumn?

During warmer weather, problems with stored hot water can be less noticeable. Once mornings become cooler and households begin using more hot water, existing faults often become much more obvious.

Warning signs can include:

  • A dripping tundish

  • Poor hot-water pressure

  • Hot water running out unusually quickly

  • Slow cylinder recovery

  • Unusual noises

  • An unreliable immersion heater

  • Water discharging from a safety valve

  • Leaks around the cylinder or associated pipework

These symptoms shouldn’t simply be ignored.

Why a Dripping Tundish Should Be Investigated

If you have an unvented hot-water cylinder, one particularly important warning sign is water passing through the tundish.

The tundish allows you to see when water is being discharged from one of the cylinder’s safety arrangements.

The tundish itself usually isn’t the underlying problem.

Discharge can indicate an issue elsewhere in the system involving pressure, expansion or a safety device. Because an unvented cylinder stores hot water under pressure, the cause should be properly diagnosed rather than simply trying to stop the visible drip.

Unvented hot-water cylinders incorporate important pressure, temperature, expansion and discharge safety arrangements.
